What we clean at the Meltz Building.

This is an open-air centre — covered walkways on two levels, linked by external staircases, with shopfronts opening straight onto parking. It does not clean like an enclosed mall, and we have not priced it like one. Below is the scope, the method surface by surface from our site walk, how we staff it and exactly what it costs.   • All work to a maximum 1.5 m working height. High-level cleaning on request, quoted separately
  • Tenant interiors, oil-stain treatment and off-site waste removal are excluded

Ground-level colonnade & walkway
Method: Swept full length daily, including behind the columns and along the tile-to-tarmac edge where grit collects, then damp-mopped. Spot-mopped on continuous patrol through trading. Machine scrubbed on cycle with the rotary and extracted by wet vacuum.

Walkway run & shopfront glazing
Method: The full run worked as one pass rather than in sections, so there is no visible line where one shift stopped. Common glazing, frames and door furniture cleaned to working height; column tiling wiped and spot-cleaned for scuffs. Litter and cigarette ends lifted from the column bases on every patrol.

Riven tile & grout joints — the detail
Method: This is the surface that decides how the centre reads. The tile is riven and the grout sits recessed, so a mop rides the high points and leaves the texture and joints behind. We machine scrub with a brush head, not a pad, so the bristles work down into the texture, then wet-vacuum the slurry off — lifted soil leaves the site instead of drying back into the joint. Joints and borders hand-detailed where the machine cannot square in.

Upper-level walkway & terrace
Method: Swept and damp-mopped daily. The steel balustrade is wiped down its full run — uprights included, not just the top rail — and the glazing behind it cleaned to working height. Planters and any loose furniture are lifted and cleaned under, not worked around. This level catches wind-blown litter and leaf, so it is walked on every patrol.

Staircase head, landing & balustrades
Method: The studded rubber matting at the stair head traps grit in every recess — it is vacuumed rather than swept, because a broom skates over it. Landing tiles mopped daily. Both balustrade runs wiped down daily including the uprights, which are the touch point people actually grab on the turn.

Curved staircase — treads, nosings & risers
Method: Hand work throughout; the curve and the narrow inner tread put a machine out of reach. Swept and damp-mopped daily, with the back of each tread and the riser junction hand-scrubbed weekly — that is where soil builds and it is the part nobody notices until it is bad. Worked in halves with cones out so one side stays open. Plastered wall spot-cleaned for scuffs and hand marks; the drain at the base cleared of debris so it runs in wet weather.

Clay brick paving, joints & kerb line
Method: This paving sits open to weather and the joints hold moisture, so it is where growth takes hold first and where it shows most against the light brick. Swept and litter-picked daily; joint lines and the cobble border brushed out weekly and treated on cycle, so growth is dealt with before it establishes rather than after it has stained. The kerb line is swept daily — that edge is the first thing a customer sees walking in from their car.

Shopfront frontage & parking edge
Method: The frontage strip between shopfront and kerb swept and litter-picked daily, with entrance thresholds and door mats lifted and cleaned under. The parking area itself carries litter pick-up only — bays, aisles and ramps are walked daily and litter lifted, but the parking surface is not swept, washed or machine-cleaned and parking drains are not serviced under this quotation.

Why the method matters here. On smooth porcelain, daily mopping is most of the job. On riven tile with recessed joints it is not — mopping alone holds a surface for a while and then loses it, gradually, across a term. The machine scrub cycle and the hand grout detail built into this schedule are what stop that drift, and they are the reason the equipment on site is a rotary scrubber and a wet & dry vacuum rather than a mop and bucket alone. Mobilisation reset: we would recommend a full reset scrub across the tiled and paved areas at handover, so the ongoing schedule starts from a known baseline. That is a one-off, quoted separately on measurement, and is not carried in the monthly fee.

Staffing — who is on site, and when

Two hygiene operators cover the weekday trading day, staggered so the centre is held from 07:00 right through to 17:00 — one in early for the opening clean before trade, the second alongside for eight of those hours. Weekend and public-holiday cover is a single operator.

Eight hours of overlap, 08:00–16:00. Two operators on site together through the trading peak is what makes continuous patrol possible rather than cleaning once and hoping it holds — one working the walkways and colonnades while the other runs the ablution and staircase patrol.

Relief and replacement are carried at our cost. The monthly fee funds full statutory cover for every operator — annual leave, sick leave, family-responsibility leave and AWOL replacement, plus provident fund, annual bonus, UIF, skills levy and COID. If someone is off, we replace them: the shift is never left short and you are never invoiced for the cover. Area-management oversight, supervision and 24-hour control-room monitoring sit in the mark-up line of the costing below.

All equipment is supplied, maintained, insured and replaced by Koreserv and remains our property throughout the contract — there is no capital outlay on your side and no separate equipment invoice. All electrically operated equipment complies with applicable SABS standards. Chemicals and cleaning materials are included in the monthly fee, with a valid Safety Data Sheet held on site for every product. Four wet-floor cones is deliberate on a site with open external staircases: cones go out before a stair is worked, not after.

Scope note. Priced on the common areas set out above — both walkway levels, the external staircases, the public ablutions, the paved frontage and common back-of-house. Excluded: the parking surface and parking drains (litter pick-up only); tenant shop interiors and tenant back-of-house; oil-stain treatment and surface marking; off-site waste removal and disposal; and any work above a 1.5 m working height. Service yards and refuse areas are excluded unless separately confirmed and scoped. Final zone extents are confirmed and annexed to the Service Level Agreement on appointment — anything outside the confirmed scope is quoted before it is done, never added to your invoice after the fact.

The direct cost above is what it genuinely takes to run this site — wages at gazetted rates, full statutory cover, chemicals, equipment and the live time-and-attendance system. On top sits a single mark-up of 11.8%, carrying our supervision, area management, 24-hour control-room monitoring, reporting, insurance, administration and margin. That is a deliberately lean mark-up for a fully compliant, fully supervised and fully reported service, and it is priced to hold for the full 12-month term.

Ad-hoc work is quoted and approved in writing before it is carried out. Nothing is added to your monthly invoice without a signed instruction.

Held as a fixed monthly fee for the 12-month term, save only for statutory wage increases — the next gazetted cleaning-wage adjustment falls on 1 March 2027. Based on the current gazetted rates with the March 2026 increase applied. All figures in ZAR. Quotation valid 30 days from issue.

Start on a one-month fixed term

Cleaning begins on a one-month fixed term. Prove us for a month before you commit to the full 12.

At the end of that month we sit down and review performance against the agreed KPIs. You continue only if you are satisfied.
